The District does not manage or issue mailbox keys.
Mailboxes are installed by the developer, and keys are provided to builders, who then distribute them to the original homeowners.

All single-family homes in Lorson Ranch are not part of a homeowners association (HOA). Instead, the community is served by the Lorson Ranch Metropolitan District, with residents participating through a Citizens Advisory Committee that works with the District's Board of Directors to help guide and improve the community.
The only exception is the three townhome communities, which each have their own independently managed HOA responsible for services such as landscaping, exterior maintenance, and insurance.
Yes. All property owners are subject to community covenants, which are available here. Most common questions regarding property use and community standards are addressed in these documents.
In accordance with Colorado House Bill 25-1219, the District maintains and makes its governing documents and applicable community policies available online for public access. Please note that covenant requirements may vary slightly between neighborhoods. Future single-family residential communities within Lorson Ranch are expected to have covenants similar to those established for existing neighborhoods, such as Ponderosa.
The El Paso County Code Enforcement Division cannot enforce issues involving vehicles parked on public rights-of-way, including inoperable vehicles, commercial trucks, and trailers. To report these concerns, please contact the El Paso County Sheriff's Office.
Yes. Vehicle repairs are permitted only within a completely enclosed structure, such as a garage, that screens both the sight and sound of the activity.

No. RVs, campers, boats, and trailers may not be parked on any street or lot unless they are stored inside a completely enclosed building, such as a garage.

Yes. Lorson Ranch currently has three neighborhood parks: one at Little Dogie Drive and Old Glory Drive, one on the north side of Fontaine Boulevard between the bridge and Old Glory Drive, and a third on Stingray Lane.
The District continues to pursue opportunities for additional parks and playgrounds as funding becomes available. Future park development is dependent on securing grant funding and other available resources.
In addition to the parks, residents can enjoy trails along Jimmy Camp Creek and the northern boundary of the community, as well as dedicated bicycle lanes along Fontaine Boulevard, all developed by the Lorson Ranch Metropolitan District.
Homeowners are responsible for maintaining their lot, including the area from the curb to the rear property line.

Trash and recycling containers must be stored so they are not visible from neighboring properties or adjoining streets, except on collection days.

Property taxes vary based on your home's assessed value and the tax rates set by the applicable taxing authorities. As a general rule of thumb, many homeowners can expect annual property taxes to be approximately 1% of their home's appraised value or purchase price, though actual amounts may vary.

Property owners are responsible for maintaining their entire lot, including controlling weeds and insects, in accordance with the community covenants. For specific requirements, please refer to Covenant 2.12.
Yes. Lorson Ranch Metropolitan District provides seasonal mosquito control services from June through August through Vector Disease Control International (VDCI). Spraying typically occurs on Mondays from dusk until dawn, weather permitting.
